What is the Difference between Super Built, Carpet Area and Usable Carpet Area?
Today in the world of real estate we often tend to get carried away with the design, model or space presentation. Validating the space as we get, is imperative, thus allowing us to avoid deep pocket cuts as we buy or pay for rentals.
The term carpet area means, in a given space where all can the carpet be laid is considered as carpet area and the term Usable carpet area means only the space used for working which excludes areas like toilets, AHU’s, server room, Electrical room etc.
In the example, the customer presumed that they would pay rentals for an area of 10,000 Sq. Ft. However, the super built concept is misleading, thereby they would end up paying up to 18% of additional rentals each month.
This differential value increases every year by 5%, which when consolidated is a considerable spent for the period of 60 months (typical lease tenure).
